Plans Proposed for 3 New Condominiums

Marina Lofts is an ambitious and exciting proposal for 3 new luxurious waterfront condominiums here in downtown Fort Lauderdale.

The project seeks to turn a currently run-down stretch along the New River into a thriving pedestrian friendly public space thereby attracting new residents into its development.

Marina Loft Condos

Totaling 1,000 rental condo apartments, 10,000 square feet of restaurants and 25,000 square feet of retail, the mixed-use development is broken into three phases - one continuous condominium tower and a third stand alone condominium tower.

The developers envisage that the innovative design of the condominiums will allow for greater flexibility in the condos themselves for as both towers ascend, the crack/space between them gives increased flexibility in condo sizes and in essence "liberating" the condos from the confines of their structural grid and enabling living spaces to be scaled up or down.

By carefully "directing" each condo windows privacy between each of the units will be maintained.

The condominium(s) will include planted "green" roofs and lush landscaping.

The Developer

Developer Asi Cymbal a native of Israel and an "aficionado" of art and architecture envisages that Marina Lofts will be a dramatic addition to the skyline and draw international attention to Fort Lauderdale – once it's approved.

Mr Cymbal acquired the site in 2011.

Mr. Cymbal says he envisions it as a "cool, hip environment" that will draw young professionals to the condominium with affordable rents, eateries and a public plaza.


Unique Condominium Design

The Developer hired Bjarke Ingels from BIG the Bjarke Ingels Group, who won the 'Wall Street Journal's Innovator of the Year award for architecture in 2011.

The Wall Street Journal noted that Ingels has a reputation for creating eco-friendly spaces with playful design touches - this is evident in the design of the condominiums and associated spaces at Marina Towers

Ingel's believes that a lot of South Florida real estate development is characterized by large, preconceived condominiums designed without much response to their surroundings – there plans for Marina Lofts aim to change that.

Marina Lofts - The Condominiums

Situated in an industrial gap in Fort Lauderdale's Riverwalk park, Marina Lofts will "stitch" together the public space along the New River.

BIG's design frames the space with a generous public promenade bounded towards south by a 3-phase series of residential condominium towers – and the artists renderings are striking!

The two initial condominium towers are treated as one continuous building "breaking" at the center to form an opening which allows maximum pedestrian activity to flow between the buildings and extends the city life out to the waterfront

"The two buildings are torn open to form a cave and a canyon –opening up for the neighborhood to reach the river . A design made through subtraction rather than addition." says Bjarke Ingels

The buildings look as through they were once one and as if a lightning bolt had torn through the building making it two.

The site of the third condominium tower is currently home to a 250-boat garage which remains intact as the condominium straddles the entrance to the garage door allowing boats to easily pass back and forth beneath its "legs".

The existing water taxi station will be enhanced with shading structures and permanent pavilions to further reinforce and connect city to the river. The waterfront will become a lushly landscaped park with setbacks that provide more public space for the South section of Fort Lauderdale's famous Riverwalk. Café, retail and commercial spaces will occupy the lower levels

"In a city where daily life shifts seamlessly between water and land, Marina Lofts augments both, contributing to the vibrant density and connected public space along the New River" says Ingels

Cymbal hopes to get the city of Fort Lauderdale's approval this spring. Construction of the condominium in phases would begin next year, with the first of three phases opening in 2015.
